Finding Houses to Flip

I was on a coaching call with a Flip Hacking student last week and we talked some about simple ways to find your first few houses to flip.

I reminded him that when I first started, I just focused on flipping a few houses in my own neighborhood.

It’s easy to wrap your mind around this.

It’s easy to find distressed houses because you drive by them regularly

And it’s also easy to build relationships with sellers who live near you.

Too often we overcomplicate flipping.

We start thinking about how to dial in the marketing, what marketing channels to use, and how often to send out marketing.

All of this is important and will come with time.

But, when you’re first getting started, the key is to keep it simple.

I spoke to another student last week who asked about forming an LLC, picking a name, setting up bank accounts, etc. All good questions. But I reminded him that when you’re just starting, none of that actually matters.

You can flip your first house without sending out marketing, picking the perfect target area, setting up a business or even choosing a name.

How, you might ask?

By simply getting to know your neighbors.

Let them know that you’re looking to buy a house that needs some work and you can buy as-is, with a quick close, and without real estate commissions.

Chances are they will know someone in the area, and sometimes it’s themselves, that could greatly benefit from an investor that would provide a service like that.

We flipped 5 homes just in our neighborhood before I ever started marketing outside the area in which I lived. We knocked on doors, put stickie notes on doors, and talked to people.

That’s it.

When you’re getting started flipping houses, keep it really simple.

Don’t get distracted by the details.

Instead, focus on talking to people, sharing what you’re looking for, and then following up.

It likely won’t take long before you’ll land your first flip.
