A Great Marketing Strategy for a Real Estate Agent

In the last newsletter I wrote about the value of protesting your property taxes each year.

If you’re a real estate agent, or thinking about becoming one for extra income, this time of year is a great time to send out marketing to your target audience.

The felt need everyone has is that their tax appraisal notice is landing in the mail & they’re often disappointed that their taxes went up… again.

What we’ve been doing each year is sending out a CMA (Comparative Market Analysis) to everyone in our neighborhood. That way they’re equipped with the comps they need in order to protest their taxes.

Since sale prices are not publicly disclosed in Texas, this helps our neighbors have verified comparable properties from the past year that they can use to argue for a reduction in their assessed value.

We’ve had neighbors thank us on several occasions for taking the time to send them the comps. In addition to the comps, we send a letter letting them know other ways we can serve them as needs arise in the future to buy/sell a home.

Here are the details in case any of you are interested in sending out CMAs in your neighborhood:

  • Pull a CMA off MLS with all of the sold homes in the area from Jan 1 of the previous year until the present time
  • Upload it to DocuCopies.com to have it printed in bulk along with your letter
  • Use VistaPrint.com to make custom return labels to put on your envelopes
  • Buy kraft invitation-sized envelopes off Amazon.com
  • Handwrite the mailing addresses, seal the envelope, add the return address label & stamp it

This is a relatively low-cost way to serve your neighbors and also remind the people that live around you that you’re available to help them if/when they have real estate needs.

Becoming a real estate agent is still a great way to make extra income in your spare time to support your ministry.
