Every few months I highlight one of our student’s deals in the Flip Hacking Course & Mastermind. I’m hoping these highlights give you an idea of how flipping houses could help you generate extra income to support your ministry.

For today’s Student Deal Highlight, I’m going to let the student share it in his own words.

This is a student who has been through our Flip Hacking Course and also our Flip Hacking Freedom program for students who have done 5+ deals.

Here’s the story in the words of the student:

We are calling our last deal the Duolingo deal.

I started learning Spanish everyday 713 days ago to reach our local mission field better. Who knew it would also net us a big deal.

We had texted the seller last fall about 10 times with barely a response. I had noticed that his 2-3 word responses were in broken English, so I reached back out in Spanish. That changed everything and last December we signed a purchase agreement for his junk covered property.

I wish the story ended there but that was just the beginning. There was a tenant in the property who refused to move out the previous 6 months and had stopped paying rent (depending on who you talked to).

The house had mold, roof leaks, roaches and those were the selling points. Through sharing Bible stories and cash for keys agreements that were not kept, she was still in the house in February.

The frustrated owner who lived in Mexico finally asked how much we'd pay if the tenant was still in. We agreed on a price $22,000 lower. I went to the tenant and asked what she would need to move out THAT Sunday. She said 3 months rent in a hotel. I asked her what hotel and then got on the website to figure out the 3 month cost. $7,600. She said deal (remember the price was lowered 22k)!

We helped her move. Then we found a cash buyer that seemed like a good fit. The new buyer went to the house and found 10 guys who had knocked out a window (made of wood). They were looking for their buddy’s stuff who was the ex of the old tenant currently in prison. The buyer said he was out unless we could secure this property.

Unfortunately a neighbor kept breaking into the garage to sleep during the rain. After 2 police calls and Bible stories with the guy, we learned that the former tenant had promised him the broken down truck with no key or power steering in the garage.

With the help of my partner’s step-dad, we got the truck out and gave it to the guy (who was actually really nice and agreed to be security for the house that he had previously broken into).

Almost there.

We were counting down the days to closing because we had to stop by the property twice a day just to make sure nobody broke in. The buyer seemed to be having second thoughts and pushed the closing date back over a week because of some money issues on their side.

BUT this past Monday the house closed!!!!

Purchase price: $280,000

Costs:
- $7,600 to tenant
- $1,900 to seller for closing late

Sold price: $371,000

Profit: $81,500

This is certainly a wild story. Not every deal highlight is this crazy. But you can see how this student provided the owner of the house a great service by taking a problem property off his hands. And what a great pay day for the student!
