Direct mail refers to any type of mail piece you send directly to a seller. It could be a letter, a postcard, a brochure, or any other type of mail piece.
I can’t even tell you the number of houses we’ve bought by sending people letters & postcards. It’s likely more than 100 by now. We’ve bought both personal homes & investment property this way.
Our best-performing letter usually had a picture of our family at the top & a short note letting the seller know we were looking for a house to buy in their neighborhood. We’d mention some of the benefits of selling to us like:
- Not having to pay 6% in real estate commissions
- Not having the hassle of listing it, cleaning it up & showing it
- Not having to worry about making any repairs
- Not having to wait for a long closing process
And so forth.
Then we’d put our contact information at the bottom.
I remember in the early days that we’d print off these letters ourselves, our daughters would help us stuff them, seal them, stamp them & then we’d drop them off at the post office.
We’d wait a few days for them to land & then we’d start receiving phone calls.
Most people that called us weren’t interested in selling their properties, but some were.
We’d set-up appointments to go and see the houses & if we could pay the seller what they wanted, we’d buy it & move in or flip it.
As we started sending out more & more mail, we hired a mail house to handle it for us. Now we just place the order for postcards or letters & they handle the rest.
Buying your next home off-market using direct mail or buying a flip property off-market using direct mail can produce significant extra income for your family.
