Here’s how we’re finding good MLS deals:
- Have your Realtor friend set-up an auto-email in MLS for you
- Configure the auto-email in MLS to send you emails in zip codes you’re interested in that meet any of the following criteria:
- 90+ Days on the Market
- Keywords: investor, as is, repair, motivated, TLC
- For each match that comes through, have your Realtor submit an offer on that property (or have the listing agent represent you).
- It will likely take many offers to find a deal, but deals are out there and if you put together a system like this, you’ll eventually find one.
- Once you get a deal under contract, you can decide which type of “flip” you want to do to the property - quick, cosmetic, or full fix & flip.
This is a great way to find real estate deals without the added marketing cost!
